Welcome to the April Newsletter! The Spring market buying frenzy has already started as rising mortgage rates are causing homeowners to pick up their pace at buying, and also already pricing out some potential homeowners. Some areas have already begun to see a slight decline in sales, but only time will time as we head into the Summer season, the busiest time of the year. Also catch up on some fun things happening around the Bay at the end. As always, hope everyone is staying safe and well. Let's get started!

In SF, the Spring season has gone off with a strong start with median house prices increasing from last quarter as well as a slight increase in active listings which correlates to a higher amount of listings under contract. San Mateo active listings remain relatively low, however it has increased since last month, but this is offset by the fast pace of offers reaching a peak of last summer.

Diablo Valley, Santa Clara, Alameda & Tri-Valley, supply still remain relatively low with high demand, leading to some of the lowest average days on market readings; and high prices still remain overall due to overbidding. Most counties have seen an increase in house prices, with a slight decrease in condos; however Santa Clara County has seen increases in both areas. This could be a factor due to return to work and as people return to offices and are looking to be closer to work.
