I am pleased to announce our first market report for August! Our August Market Report will provide detailed reports and graphs in regards to the real estate market for the surrounding areas in Northern California which include San Francisco, Tri-Valley, San Mateo, and Diablo Valley. Let's get started!
The San Mateo real estate market continues to remain strong as median house and condo prices remain high. In regards to offers made for listings, the past few months have had fewer offers from the record high of May, but still higher than pre-pandemic.
San Francisco's housing market also remains competitive as prices keep increasing and as active listings decrease with each month. Due to the lack of supply and increased demand, this has led to a positive increase in median house prices as condos remain more stable with fewer changes in price but still higher than previous years.
Diablo Valley has also seen an increase in housing demand, especially as people move away from the city and into more suburban areas with bigger living spaces. Overbidding for houses was on record highs last month, while condos reached a peak not seen since 2018.
The Tri-Valley area is following similar trends with the broader real estate market, however, the amount of new listings on market is relatively stable compared to other areas. June and July of this year both saw an average of around 1,400 listings.
