Happy Holidays and welcome to the last newsletter of the year! 2021 has been a wild and crazy year with the pandemic and worsening supply chain issues, along with other issues that have been brought out to light due to the pandemic. Stay safe and here's to a hopefully better 2022! As the Winter season begins to start, we are seeing slower trends across the market, which is on par with previous years and trends. Because of this, we will briefly overview the market year of 2021, with a more detailed review next year! We will highlight some of the bigger purchases seen this year as well as statistical changes. Regardless of the slow activity during the Winter season, median house sales are still high with the median price at $2.7 million last month. However, condo prices have seen a significant drop. In terms of price/sq. ft., after the pandemic at the beginning of the 2021, homes have averaged around $1000/sq. ft. San Mateo also has the highest home sale price in 2021 with a property selling at $35 million in Woodside.

Compared to other counties and amidst the talk of people leaving SF, it has seen significant home sales changes during the past year. Home sales below $3 million have increased by 41% compared to 2019, and an average of 104% for homes higher than $3 million. Despite talks of people leaving the city, demand is still high for housing, and SF continues to be a highly sought out place to be for families, individuals, and entrepreneurs.

In contrast to SF, Diablo Valley offers a more suburban lifestyle and continues to attract home buyers who want a quieter, more peaceful, and more family friendly area. Alamo and Blackhawk have seen the highest change in median house sales in 2021 at around $2.3 million. In line with slowing market trends, listings have dropped from the peak in April to around 250. However, there is still high demand and low supply.

Tri-Valley saw the lowest home sale compared to other counties, at $8.6 million in Fremont. Homes sales below $2 million increased only 17%, whereas those above $2 million increased an average of 215%. Compared to other counties however, Tri-Valey & South Alameda have the lowest house price/sq. ft., giving you more space for the same price. They did not see a large drop in terms of condo median sales price, and actually saw a slight increase in home sales price in November.
