Welcome to the June Newsletter! Across the U.S. we are still seeing rising interest rates, high inflation and an ever-changing marketplace. As forecasted, the market has begun to cool as interest rates rise and demand begins to slow down. Here's some of the latest:

Existing-home sales fell for the third straight month to an adjusted rate of 5.61 million. (NAR) The median existing-home sales price increased at a slower YoY pace of 14.8% to $391,200. (NAR) U.S. mortgage rates ticked up to 5.2% for a 30-year fixed loan in May. (Freddie Mac) The median cost of a new single-family home rose to $450,600 in April, up ~20% YoY. (NAHB)

San Francisco's supply of active listings has slowly been increasing as listings that receive offers has declined from a peak seen last year in 2021. San Mateo roughly follows similar trends as appreciation rates have decreased from a peak of 25% in January to ~11%. Oakland-Berkeley area on the other hand have a supply of around 5 weeks, as the number of new listings are down ~2% compared to last year.

Tri-Valley's number of new listings are up at 5% as listings accepting offers are down a staggering 26% compared to last May; indicating that the market is indeed cooling as demand slows. Santa Clara follows similar trends, as number of new listings is up 3% and active listings are up by 20%. Diablo Valley's number of new listings are actually down ~8% as listings accepting offers are also down 33%.
