Compared to last year, across a majority of counties around the Bay Area, they have seen an appreciation of ~20% in median house prices. San Mateo saw a big ~6% increase from last month to 114%. Diablo Valley is also seeing an uptick in sales as people come out of the winter market. Similarly, in the Tri-Valley, inventory is extremely low with houses getting multiple offers within days.

SF and the Inner East Bay has also seen a dramatic decrease in new home construction with a majority of houses built in the 1960s, as trends move towards more condo construction due to the lack of space and land for single-family homes.
