Welcome to the May Newsletter! Finally some relief as the market is showing some signs of a cooldown amid higher mortgage rates and high prices. For now, some of the hottest markets like SF and most of the surrounding Bay Area, have not cooled down a lot yet as there are still lots of interested buyers and less supply. However, over time the markets will start cooling more and more indicated by a decline in prices as it starts to level off, which is completely normal. Now lets get started view some more data!

Throughout the broader market, many have seen a general increase in supply with varying inventory. San Francisco has seen its supply up to 9 weeks of inventory, with 78% condos and 22% houses. San Mateo comparatively hasn't had as much of an increase in supply with only 4 weeks supply of inventory., Spring 2022 has also seen some of the lowest average days on market as buyers rush to lock down low rates ahead of the summer season. Diablo Valley saw its average days at 5-10 days.

Additionally, Spring 2022 so far has seen the highest overbidding ever in competitive markets throughout the broader Bay Area like Oakland-Berkeley & the Tri-Valley as it remains a very attractive area. Sonoma County. Sonoma County has also seen overbidding at 6% over-asking price, and with a median price of ~$850k that is around an additional $50k.

We are so happy with the successful Recreation and Parks opening of Francisco Park. In lieu of a traditional “ribbon cutting,” Mayor Breed and other civic leaders teamed up for a “plant watering” – apropos, given the site’s former life as a reservoir and of course, its current life housing thousands of gallons of water in the catchment system.
