October 2021: Cooling down into Fall

Here is our October Market Report! As always our market report will focus on Northern California and the surrounding real estate markets.

While Fall and Winter are typically slower compared to Summer, September house sales are still a bit higher compared to pandemic highs of last September. Atherton and Belmont areas continue to be some of the most sought out areas.

San Francisco's housing market looking a little cooler as we head into Fall, a seasonal trend as sales slow down in Winter. Houses have seen significant price increases, whereas Condos remain relatively the same compare to Spring 2018.

After a trend of increasing sales prices, we are finally seeing a bit of a "cool down" as we see our first downtrend. However sales prices are still relatively high at 26% compared to 11% of last year.

The Tri-Valley area is following most of the trends seen in the other real estate markets. Castro Valley, Dublin, and Fremont continue to be at some of the highest sales prices. There is also an increase in active listings, however still very low compared to last year.
